Terms & Conditions

1. Property Rental and Occupancy

  • Rental Period: The Holiday Home Villa Ima is typically rented per week, from Saturday to Saturday, unless a different arrangement is stated in writing.

  • Check-in: Arrivals are normally scheduled from 3 p.m. onwards.

  • Check-out: On the day of departure, the property must be vacated by 11 a.m.. Exceptions may be possible only by prior appointment.

  • Guest Capacity: The number of people occupying the property may not exceed the number stated in the reservation.

  • Additional Guests: If more people arrive than stated in the contract, the owner reserves the right to charge an additional fee.

  • Prohibitions: Pitching tents, mobile homes, or caravans on the property is strictly prohibited.

2. Booking and Payment Policy

  • Advance Payment: Upon booking, a 50% deposit is due within one week to confirm the reservation.

  • Payment Failure: If the deposit is not received within one week, the reservation will be automatically cancelled.

  • Balance Payment: The remaining balance is due one month before your arrival date.

  • Information Access: Necessary arrival information for the holiday home will be sent after the full payment is received.

  • Credit Card Surcharge: Credit card payments are available and are subject to a 2% surcharge.

3. Security Deposit and Extra Fees

  • Security Deposit: A security deposit for Villa Ima must be paid to the owner via credit card upon arrival.

  • Coverage: This deposit covers eventual damage to the property.

  • Refund: The deposit will be refunded upon departure, provided the property is left in its original condition.

  • Tourist Tax: A mandatory tourist tax is required by local municipalities, varying from 1 euro to 5 euro per person. This must be paid directly to the property owner.

  • Final Settlement: Any remaining fees or extra charges incurred during the stay must be settled upon departure.

4. Cancellation Policy

  • In the event of a reservation cancellation, the following charges will apply:

  • More than 4 weeks before arrival: You owe the deposit, less a 5% handling fee.

  • From 4 weeks before arrival: You will forfeit 50% of the full rental price.

  • From 2 weeks before arrival: You will forfeit 100% of the full rental price.

  • Early Departure: No refunds are provided for early departures from the holiday home.

5. House Rules and Maintenance

  • Cleanliness: The holiday home must be left in a clean and proper condition. This includes washed dishes, garbage removed, no food leftovers, an empty refrigerator, and a clean barbecue.

  • Property Access: During your stay, the tenant may not obstruct access for normal maintenance work, such as daily swimming pool upkeep and garden care.

  • Smoking Policy: Villa Ima is a 100% non-smoking property.

  • Pets: Pets are allowed only with prior email confirmation from the property management.

6. Accessibility

  • Commitment: We are committed to providing a comfortable experience and feature step-free access, wide pathways, an elevator, and specially designed accessible rooms.

  • Requirements: Please specify any accessibility requirements at the time of booking to ensure availability.

7. Liability and Legal

  • Guest ID: We require a copy of a valid ID or passport via email for every guest to comply with local regulations.

  • Damage Liability: The tenant is liable for any damage caused to the holiday home. The owner is not liable for any damage caused by the tenant.

  • Personal Items: Villa Ima is not responsible for the loss or theft of personal items.

  • Accidents: The owner is not responsible for accidents occurring in or around the property or the swimming pool.

  • Force Majeure: Villa Ima cannot be held liable for cases of force majeure.

  • Complaints: Any complaints must be submitted immediately to the owner; complaints cannot be accepted after the stay.

  • Jurisdiction: In case of disputes, the courts of the location of the holiday home (Teramo, Italy) shall have jurisdiction.
